Simply put, you pay one set up charge per year, regardless of how many times your tenancy changes within that 12-month period.

Our comprehensive tenancy set up service ensures your property is fully compliant and professionally managed from day one. The annual set up charge includes:
• Tenant referencing and detailed reference reports
• Identity checks in line with immigration legislation
• Confirmation of Proposed Tenancy documentation
• Address verification
• Serving of all prescribed information
• Written Statement of Terms from both landlord and agent
• A legally compliant tenancy agreement
• Full tenant onboarding, including service of prescribed information
• First year’s tenancy deposit protection*
• Attended check-in appointment, including smoke alarm testing and key handover
This ensures every tenancy is set up correctly, legally, and with complete peace of mind.
No Extra Set Up Fees - Even if Tenants Change
With our Platinum service, if your tenants change during the year, you won’t incur any additional tenancy set up charges…. even if there are multiple changes within those 12 months.
This provides landlords with greater financial certainty and removes the worry of repeated costs.
Important Information
• An annual deposit management charge of £40 + VAT (£48) applies after the first year.
• Inventory and check-out fees are not included and are charged separately.
• The Platinum Set Up Charge Guarantee is not available to clients on discounted rates.
