We take our fee from the buyers within 3 hours of any agreed sale, ensuring security of the deal from the first moment with either an immediate exchange or a conditional exchange granting the buyer exclusivity for 28 days. The process favours both cash and mortgage buyers, and we can set a reserve on the property to ensure your expectations are never undervalued.

An exclusive benefit to our sellers is that we offer a complimentary home finding service. Once on the market with us, all you need to do is give us your onward buying criteria, and let us actively prospect off market opportunities on your behalf, before introducing you to your perfect next home. Our unique 'Retained Buyer' service offers the same benefit to our applicants, with no upfront costs and a 1%+VAT finders fee payable on completion.

Surveys
When finding the perfect home it's easy to be seduced by the look and feel before you understand its condition. You may want to ensure the building is sound, or detect defects and determine the extent of any repairs required. That's why it's worth requesting a detailed report of for probably the most important purchase you'll ever make! We can advise you on the most suitable survey for the property you are purchasing, send you a quotation, and instruct our survey partner on your behalf.
There are typically two types of survey; a homebuyer report and a building survey. Further to this we can advise on more specialise surveys and reports such as Structural, Asbestos, Damp, Snagging, Gas, Drains, etc.
If you instruct us to sell your home we can offer you a free EPC (Energy Performance Certificate).
